How do I verify wire instructions?
Call (786) 892-8777 and ask to speak with Gabriel Bodner before sending any closing funds. Use a phone number you independently established as belonging to the firm. If account details change unexpectedly, stop and call again. Never rely only on an email, text, or AI assistant to verify a wire.

Costs depend on the property, purchase or refinance amount, financing, title requirements, taxes, and other transaction details. For most residential mortgages, your Closing Disclosure itemizes the charges. Cash to close also accounts for deposits and credits. We can discuss your transaction and help you understand the closing figures.

An attorney can review legal obligations, address title and contract questions, and advise you within the agreed scope of representation. A closing agent does not automatically represent every participant. We will clarify whom we represent and the services included in your engagement.

The timeline depends on your contract, financing, appraisal, title matters, and any association documents or other requirements. We coordinate toward the agreed closing date and discuss outstanding items. Signing is one step; funding and recording can occur separately.
What should I have ready for closing?
Have a valid government-issued photo ID and any documents the closing team requests. Review your closing figures and confirm the approved payment method and timing. Before sending a wire, verify instructions directly with an authorized person at our office.

A lender’s policy protects the lender’s covered interest in the property. An owner’s policy protects the owner against certain covered title defects, subject to policy terms, exclusions, and limits. A lender’s policy does not replace an owner’s policy.

For most residential mortgages covered by the rule, you must receive the Closing Disclosure at least three business days before loan consummation. Certain significant changes can require a new waiting period. Your lender and closing team can confirm the requirements for your loan.

A payoff amount can include interest through the expected payment date and other amounts due under the loan. It may differ from the balance shown on a monthly statement. The lender or servicer provides a dated payoff statement for the closing.

Not always. Many refinances secured by a principal residence carry a three-business-day right to cancel. The period generally runs from the latest of consummation, delivery of the cancellation notice, or delivery of the required material disclosures. Exceptions apply, and funding also depends on lender conditions. Confirm your expected funding date with the closing team.

We offer remote online notarization and mobile closings where available for the transaction. The lender, documents, identity verification, witness requirements, and other circumstances determine whether a particular signing method can be used. Discuss your location and preferences with us early.
Is the consultation free?
Yes. The consultation is free and lasts 30 minutes, by phone or Google Meet. Appointments are available Monday through Friday, 9 am–5 pm Eastern, with at least 48 hours’ notice, subject to availability. Call or email our office to arrange a time.
